San Jose ADU Rules (2026)
- Size: Up to 1,200 sq ft for lots over 5,445 sq ft; proportional for smaller lots.
- Setbacks: 4-foot side and rear (state standard).
- Height: Up to 16 feet (single-story) or higher near transit per state law.
- Expedited review: San Jose offers same-day over-the-counter permits for pre-approved plans.
- ADU + JADU: Both allowed on single-family lots.

Expect to pay a premium compared to Southern California:
- Detached ADU: $280,000 – $550,000 ($350–$600/sq ft)
- Garage conversion: $120,000 – $220,000
- JADU: $70,000 – $130,000
